IMPORTANT – READ THIS ENTIRE ADVERTISEMENT AND RLP PACKAGE BEFORE SUBMITTING AN OFFER THIS REQUIREMENT IS FOR BUILT-OUT, FINISHED, AND FURNISHED (OPTIONAL) OFFICE SPACE. This advertisement is incorporated into Request for Lease Proposals (RLP) No. 26NAT02 by reference as an RLP attachment. In the event of any conflict between this advertisement and the provisions of RLP No. 26NAT02, the requirements of this advertisement shall take precedence. The U.S. Government is seeking competitive lease proposals for fully finished, and furnished (optional) administrative office space to support short-term government operations. Location: Doral, FL Delineated Area (see attached map): North: NW 74th St to Hialeah Expressway / State Road 934 South: FL-968 (aka W Flagler St) East: Florida State Rd 9 (aka NW 27th Ave) West: Florida Turnpike Lease Term: Six Months (ideally August 1, 2026 - January 31, 2027) Occupancy: Immediate occupancy, as-is space Space Requirements: Space Layout: 18,000 - 25,000 ABOA SF located on a single floor The space should provide for a minimum of thirty (30) private offices to be used as offices or communications rooms. Each office shall have: All specified offices shall be enclosed on all four sides and include a full height door. An open (can be covered) wall mount or similar structure suitable to support network cabling. A minimum of four (4) electrical outlets. Each office that has windows shall have operable window blinds in good working condition. The space should have one (1) additional large office with minimum dimensions of twenty feet by twelve feet The space should have an open area sufficient to accommodate at least thirty (30) six-foot tables distributed throughout the open space. The space should have a minimum of one (1) large conference room Or the facility shall provide the ability to schedule and reserve a conference room within the building. The space should have a minimum of one (1) kitchenette with a sink and the capability to install two (2) refrigerators, including appropriate space and electrical service. Restroom Requirements: Restrooms serving the leased space shall be located on the same floor as the office space Women’s restroom serving the leased floor shall contain a minimum of four (4) toilets. Men’s restroom serving the leased floor shall contain a minimum of four (4) toilets and two (2) urinals. Loading and Delivery Requirements: The building shall provide access to a loading dock capable of accommodating deliveries from a 53’ eighteen wheel tractor trailer. The loading dock configuration shall allow the tractor trailer to offload contents near the loading dock door. Parking Requirement: Must provide reserved parking for sixty (60) parking spaces for Government use. Parking spaces shall be access controlled via key fob or alternative physical access. The parking facility shall be equipped with security cameras. Delivery Condition: Offered space must meet the requirements in this advertisement and RLP 26NAT02 and be priced accordingly. Space must be modern, high-quality, and suitable for professional use. Outdated or poorly maintained space will not be considered. The Government does not anticipate using Tenant Improvements (TI) or Building Specific Amortized Capital (BSAC) for this procurement. Offered rates must reflect this fully finished and furnished (if applicable) delivery condition. If the market cannot deliver space that fully meets these requirements, the Government reserves the right to identify and consider the closest acceptable alternative. Furniture (optional): The Government may accept space that includes existing systems furniture and furnishings (e.g workstations, private office furnishings, conference tables and chairs) for Government use to help support timely occupancy, at no additional cost to the Government.
